How it works
Nothing about the transaction changes.
Funded from commission
Buying, it comes from the buyer’s-agent side. Selling, from the listing side. Never added to your costs.
No cap, no expiration
Every transaction earns the full reward — buying, selling, or both. Use it every time you move.
Works with your financing
FHA, VA, and conventional, plus most down-payment assistance programs.
Your exact number first
The figure above is an estimate. I run the real one against your transaction before you commit to anything.
Before you sell
If you are selling, your city almost certainly requires something specific before it closes — a Truth-in-Sale-of-Housing evaluation, a sewer inspection, an assessment search. They are not the same from one suburb to the next. I write them up city by city, with the city’s own source behind every line.

Who qualifies for Homes for Heroes?
Educators including K–12 teachers, paraprofessionals, counselors, administrators and higher-education staff; law enforcement including corrections and retired officers; fire and EMS including volunteer firefighters and dispatchers; healthcare workers including nurses, doctors, techs and therapists; and military including active duty, reserve, National Guard and veterans of any branch.
How much money do you get back after closing?
About 0.7% of the home price, paid after closing — roughly $2,800 on a $400,000 home. This is an estimate, not a quote; the exact figure is calculated against your specific transaction.
How is the Hero Rewards check funded?
It is funded from the agent commission on your side of the transaction. Buying, it comes from the buyer’s-agent side; selling, from the listing side. It is never added to your costs and nothing about the transaction changes.
Is there a limit or an expiration?
No. There is no enrollment, no cap and no expiration. Every transaction earns the full reward — buying, selling or both — and it can be used every time you move.
Does it work with a VA or FHA loan?
Yes. It works with FHA, VA and conventional financing and most down-payment assistance programs. With a VA loan you keep every VA benefit you have earned and still receive the check after closing.
