Do you qualify?

Pick the one that fits.

Educators

Qualifies
K–12 teachers, paraprofessionals, counselors, administrators, higher-education staff.
Proof of service
Employment ID or pay stub.
Worth knowing
Not just classroom teachers — paras, counselors and higher-ed staff all count.
“I spent years working alongside people who give everything to their community and live on a public servant’s income. This puts real money back in your pocket after closing — not a coupon, not a gimmick.”

Law Enforcement

Qualifies
Sworn officers, deputies, corrections officers, detectives, command staff, retired LE.
Proof of service
Badge, department ID, or current pay stub.
Worth knowing
Retired law enforcement still qualifies. So do corrections.
“I wore the badge for seven years — Metro Transit Police and MPD. I understand the schedule, the financial reality, and what this career costs you. You’ve earned every dollar of this.”

Fire & EMS

Qualifies
Career and volunteer firefighters, paramedics, EMTs, fire inspectors, dispatchers, EMS supervisors.
Proof of service
Department ID or current pay stub.
Worth knowing
Volunteer firefighters qualify too — and dispatchers, who usually assume they don’t.
“I worked alongside fire and EMS for years on the job. I know what a 24-hour shift costs you, and I know the income doesn’t always match the risk.”

Healthcare

Qualifies
Nurses, doctors, techs, allied health professionals, medical assistants, therapists, hospital staff.
Proof of service
Employer ID, pay stub, or professional license.
Worth knowing
Your professional license works as proof on its own — no employer letter needed.
“I responded to calls alongside healthcare workers for seven years. I saw how much you give, and how little the system gives back.”

Military

Qualifies
Active duty, reserve, National Guard, veterans — all branches, all service lengths.
Proof of service
DD-214, military ID, or current orders.
Worth knowing
Works alongside a VA loan. You keep every VA benefit and still get the check after closing.
“I worked alongside veterans every day on the job. This is one of the few programs that actually puts money back in your pocket.”

How it works

Nothing about the transaction changes.

Funded from commission

Buying, it comes from the buyer’s-agent side. Selling, from the listing side. Never added to your costs.

No cap, no expiration

Every transaction earns the full reward — buying, selling, or both. Use it every time you move.

Works with your financing

FHA, VA, and conventional, plus most down-payment assistance programs.

Your exact number first

The figure above is an estimate. I run the real one against your transaction before you commit to anything.

Before you sell

If you are selling, your city almost certainly requires something specific before it closes — a Truth-in-Sale-of-Housing evaluation, a sewer inspection, an assessment search. They are not the same from one suburb to the next. I write them up city by city, with the city’s own source behind every line.

Questions

The five I get asked most.

Who qualifies for Homes for Heroes?

Educators including K–12 teachers, paraprofessionals, counselors, administrators and higher-education staff; law enforcement including corrections and retired officers; fire and EMS including volunteer firefighters and dispatchers; healthcare workers including nurses, doctors, techs and therapists; and military including active duty, reserve, National Guard and veterans of any branch.

How much money do you get back after closing?

About 0.7% of the home price, paid after closing — roughly $2,800 on a $400,000 home. This is an estimate, not a quote; the exact figure is calculated against your specific transaction.

How is the Hero Rewards check funded?

It is funded from the agent commission on your side of the transaction. Buying, it comes from the buyer’s-agent side; selling, from the listing side. It is never added to your costs and nothing about the transaction changes.

Is there a limit or an expiration?

No. There is no enrollment, no cap and no expiration. Every transaction earns the full reward — buying, selling or both — and it can be used every time you move.

Does it work with a VA or FHA loan?

Yes. It works with FHA, VA and conventional financing and most down-payment assistance programs. With a VA loan you keep every VA benefit you have earned and still receive the check after closing.
